The Indiana buyer toolkit

Look beyond the asking price.

Explore a fixed-rate mortgage scenario, monthly ownership costs, and upfront planning cash. No email gate. No current-rate claims. Just your assumptions, made visible.

Build your own scenario.

The starting numbers are illustrative, not market data. Replace every assumption with your own research. Changes stay in this page and are not saved or sent with an inquiry.

An example, not an Indiana market price or listing.

Loan programs and eligibility vary. Zero is not an approval.

Illustrative only—not a current rate, APR, or lender quote.

Enter a property-specific estimate; no Indiana tax cap is inferred.

Replace with a quote. Add any separate flood coverage here.

Include regular HOA or condo fees where applicable.

Ask your lender. Not automatically calculated from your down payment.

Planning allowance beyond down payment. Include fees, prepaids, and escrow funding without double counting.

What this planner can—and cannot—tell you.

Principal and interest use a fully amortizing, fixed-rate loan with monthly payments. Taxes and homeowners insurance are divided by twelve for planning, whether or not they are escrowed. An all-cash scenario removes loan payments and mortgage insurance but keeps entered ownership costs. Zero-interest loans divide the principal evenly across the loan term.

The interest rate is not APR. Lender fees, loan-program charges, tax deductions, changing assessments, variable rates, and changes to insurance or association fees are not calculated. Ask your lender for a Loan Estimate and Closing Disclosure, and verify the parcel with the county and your insurer.
