Indiana property taxes: what a homebuyer should verify
Understand the difference between a seller’s tax bill and your ownership budget, and find official Indiana parcel, deduction, and tax-bill resources.

A tax figure on a listing is a useful question, not a final budget. Indiana’s Department of Local Government Finance links to assessment information, tax-bill tools, and explanations of the bill. Start with the parcel, then ask the county and your lender how the information applies to your purchase.
Identify the parcel and the bill being quoted
Find the parcel and the relevant county records. Confirm the assessed property, tax district, year of the bill, and whether the figure includes the improvements you expect to buy. This is especially important if construction or major changes have recently occurred.
Do not assume that an online estimate, assessed value, and sale price are interchangeable. The records serve different purposes. Ask the assessor or appropriate county office to explain an unfamiliar entry rather than guessing from a comparison house.
Ask what will change for the new owner
The seller may have deductions or circumstances that do not carry over to you. Ask which deductions you may qualify for, what must be filed, and which deadlines apply. Use current official guidance because rules and administration can change.
For a condo, new build, second home, or property with more than one parcel, make sure you understand exactly what is included in the records and lender estimate. This guide is not a personalized calculation or tax opinion.
Connect the annual obligation to the monthly payment
Ask your lender how taxes are being estimated in escrow and what happens if the actual amount changes. Discuss the transaction’s tax proration with the closing professionals so you understand the allocation in the agreement.
Compare homes using consistent assumptions for taxes, insurance, association fees, and maintenance. A lower purchase price does not by itself establish a lower ownership cost.
- Confirm the parcel, assessed improvements, and tax year.
- Ask whether the seller’s deductions apply to your situation.
- Verify filing obligations and current deadlines with the county.
- Review the lender’s estimate and the contract’s proration terms.
